The Scheme

The proposed scheme will deliver much needed quality homes at the site and will consist of a wide range of house-types, all supported by the necessary infrastructure.

In addition to housing, phase one will provide:

A range of sport facilities including:

• 1 x Grass adult football pitch
• 1 x Grass adult rugby pitch
• 1 x Grass mini football and junior pitch
• Changing Facilities and Parking

• Land for allotments.
• A central area of open space and LEAP play area for children.
• 13% of the plots as affordable housing including a range of affordable rent, discount market housing and first homes.
• Provision of bus-stops and wider transport improvements along Shire Lane, Great North Road and A1 south junction.

Some of the key design feature of Phase 1a include the following:

• Primary tree-lined streets to create an attractive feature running through the heart of the development.
• Extensive landscaping including a central urban square and attractive green route through the development.
• Provision of a play area for children.
• Sustainable urban drainage ponds along the eastern boundary planted to encourage biodiversity.
• Parking provision in accordance with the Councils standards and attractively designed into the scheme.  
• House-types in keeping with the local character of the area.
